Tenants

Rent Calculation
Rent will be quoted as weekly but will usually be payable monthly. To convert the weekly rental figure into the monthly figure; multiply the weekly rent by 52 and divide the total by 12.

Making An Offer
If you would like to make an offer on a property, contact the negotiator who showed you (or the office).
You will need to put down a non refundable holding deposit and outline-
How much you would like to pay / the date you wish to move in / who will be moving in to the property / and any other conditions i.e. furniture etc.

To Retain A Property
A holding deposit of one-week’s rent is required to secure a property. Should a Tenant decide not to proceed with the letting the holding-deposit will not be refunded.

References
We use an independent referencing company to collect references on our behalf using the information you have given us. Please return the reference and guarantor forms to us as soon as possible to avoid any delays in the referencing process.

Tenancy Agreement
Tenancy is the agreement between the landlord and the tenant giving them the right of occupancy. An Assured shorthold tenancy (AST) is the most common type of agreement used by landlords to let residential properties to private tenants. ASTs are typically given for a period of six months or twelve months but can be for longer.

Deposit
A deposit (the value of five weeks rent) will be held by the Landlord under a government approved Tenancy Deposit Scheme for the duration of the tenancy and is refundable at the end of the term, less any deductions for damages to the property or contents subsequent to the final checking of the inventory.

Inventory and Check In / Check Out
The Landlord will cover the cost of the Inventory, check-in and check-out as required. Where a professional inventory has been prepared an inventory clerk will visit the property to assess the condition at the commencement of the Tenancy.

Services
Tenants will be responsible for the cost of all services throughout the tenancy including Council Tax, Water Rates, Gas, Electricity, Telephone and TV Licence. Tenants will be responsible for insuring any personal possessions they bring into the property.

Rental Payments
Rental payments must be paid by standing order directly into the nominated account.
